The "S" word and the "F" word in real estate- short sales and foreclosures
The number of short sale listings and bank-owned (previously foreclosed listings) have become so prevalent that the NW MLS has created a search function to identify and let agents specifically search for these types of properties.
While a few years ago nobody knew what a short sale was (most people thought it referred to a transaction that closed quickly), at this point almost 10% of all active listings in Thurston County are now short sales.
For those of you who still aren't familiar with the term, it means the sale of a home is expected to net less than the amount owed to the bank.
Bank owned real estate, the homes that could not be sold "short" and the banks have foreclosed on, make up just over 5% of all active Thurston County listings.
Homes in either of these categories are deemed distressed properties and make up almost 15% of all active Thurston County listings.
Distressed properties (s and f sales) are the foul words in the real estate industry. These sales are part of the market and as such lower the market values of the surrounding homes in a community. Buyers who hope to pick up a bargain should be forewarned. Less than 1 out of 4 short sales actually closes. All short sales are subject to the approval of the underlying lien holders, so the process is lengthy (short sale is such a misnomer) and often non-transparent.
Foreclosed properties are a better way to go, as these listings are already cleared by the bank, however, they are often in a less than desirable state. By that I mean holes in the walls, no power, personal belongings of the previous owner strewn about, dirty... you get the picture. As a buyer you'll need perseverance to find your diamond in the rough.
I suspect short sales and foreclosures will remain a big part of the housing inventory for some time to come. For sellers, a short sale offers the opportunity to get out of a mortgage without having a foreclosure on the record. For buyers with the luxury of time and patience, short sales, as well as foreclosures may allow them to pick up a bargain.

Avoid Bad Company 2 ‘mapathy’ early for free, and get new multiplayer maps as a VIP
If you’re playing the other contemporary conflict-branded first-person shooter, you’ve probably already succumbed to ‘mapathy,’ the feeling that you’ve been playing the same multiplayer map too many times, and the enjoyment that you once felt has been sucked from the experience.
The thing is, if you want to overcome this feeling, you have to pay for extra maps in order to inject the excitement back into that game, and regain the feeling of exhilaration you once had.
The folks over at EA and DICE want to avoid this affliction of ‘mapathy’ as best they can with their contemporary conflict-themed game, Battlefield: Bad Company 2, which is why they’re offering two new multiplayer maps to VIP members for free.
From a new post on the official Bad Company 2 blog:
“VIP members will be able to expand on the deep and ever changing sandbox experience, which in itself provides near endless hours of entertainment, by having new content to keep things fresh. It also plays a vital part in making sure you, the players get proper value for the money you’ve invested in Battlefield: Bad Company 2.
“This is why these map packs are available at no extra cost, contradicting the industry standard and what our direct competitors are doing. Of course, it also helps avoid segmenting the community, making sure everyone can play together having the same maps available.
“There will be future paid downloadable content as well but these packs will focus on expanding other parts of the game experience rather than the selection of maps available for the basic game modes. We’re dedicated to taking care of this product for a long time – helping you avoid “mapathy” without getting nickel-and-dimed.”
The two maps on offer will be Arica Harbor (Conquest Mode) and Laguna Presa (Rush Mode), the details of which you can find below:

Charlie Crist Suggests Rubio Used Republican Party Credit Card to Pay for Back Wax

Looks like things are getting ugly in the Florida Republican primary race for U.S. Senate. Charlie Crist accused his opponent Marco Rubio of possibly having his back waxed and charging it to the Republican Party of Florida during this somewhat bizarre exchange on Greta Van Susteren's show that left her obviously a bit stunned.
VAN SUSTEREN: And sort of a punch back which occurred previously is that you have said about your opponent, Mr. Rubio, that he is the greatest fraud perpetrated. So it sounds like you have had a couple of punches back as well. Why do you say that?
CRIST: Because he's trying to pawn himself off as a fiscal conservative. And yet just in reason weeks, two weeks ago it has come out in news accounts he had a Republican Party of Florida credit card that he charged $130 haircut, or maybe it was a back wax -- we are not sure what all he got at that place.
VAN SUSTEREN: Wait a second, stop. A back wax? Wait a second.
CRIST: I don't know what it was, you know?
VAN SUSTEREN: I know, but was there a suggestion it was for a back wax or are you being flip?
CRIST: I don't know what it was. Initially we were told it was a haircut. And then he said it wasn't a haircut. Then he had the gall to go on Neil Cavuto's show and said it was his money. It was a credit card from the Republican Party. It was party donors' money.
The detachment from reality is stunning to me. And to try to say that you're a fiscal conservative, yet you spend $130 for maybe a haircut and maybe other things, I don't know what you do at a salon we you are a guy.
I get my haircut for $11 from a guy named Carl the Barber in St. Petersburg, Florida where I grew up. And to me that's real fiscal conservatism.
And so what I mean by perpetrating a fraud on people is by saying one thing and actually doing another. That's night not right. That's not being honest and straightforward with the voters.
People deserve, Greta, as I know you feel, to have an informed vote when they go ahead and cast their ballot whether in a Republican primary or the general election, and I feel the same way.
And thank God we have an opportunity in this campaign to have an educational opportunity to make sure the voters get it right and that they get, most importantly, the truth. And that's what our campaign is going to be about. We're again that tell the truth about our record and our opponent's record, and the people will make the decision. And I have great confidence in the wisdom of the people.
VAN SUSTEREN: It would make a difference to me, I think, as a Florida voter with the use of the credit card -- I understand he paid it back. Did he pay it back before he got outed or caught, or did he pay it back after?
CRIST: He paid it back after he got caught. That's like saying I'm going to go and steal something, and if you don't catch me I'll never pay back, but if you catch me I'll go ahead pay it back.
And here is something else that's really strange about that. He lists his network on his last financial statement at $8,000. Yet he already said he paid back $16,000 and then another $3,000, a total of almost $20,000. If his net worth really is only $8,000 how is he paying back $20,000? Whose money is he using now to do that? It doesn't make sense. It is a house of cards.

Las Vegas: Will They Just Close Privé Already And Be Done With It?
Harrah's is probably saying, "If you didn't pay your rent, then get the F*%K out!
Now that Harrah's has acquired Planet Hollywood, things aren't looking so good for the troublesome nightclub, Privé.
The club ran into trouble over the summer, even losing its liquor license for a bit because of shady activity going on inside the club. Now it looks like their rent is way overdue and Harrah's wants them to pay up immediately.
The only problem is Privé's company, The Opium Group, is bankrupt. They can't even pay their fines. The club was fined several hundreds of thousands of dollars by gaming regulators for their improper activities which included dumping too-drunk club-goers back out

Condé Nast Says No To Pay Walls
While many publications are either erecting or planning to build pay walls for their online content, Condé Nast says the company has no current plans to follow suit.
Speaking at the Bloomberg BusinessWeek 2010 Media Summit, Julie Michalowski, vice-president for business development at Condé Nast, shared the company's thoughts on pay walls:
All of a sudden walling off our content and saying you can't have it, I don't think that's the right strategy.
What we want to continue to do is to build digital relationships so that we can have a multi-channel relationship with our consumers that includes print and includes other ways that they want to access us.
Coné Nast's titles have already been looking into ways of expanding their content across different platforms, with GQ preparing an iPad version of their magazines, and Vogue introducing an advertiser-friendly iPhone app called "Vogue Stylist."

Twitter rolls out geolocation, and Facebook location sharing is coming

Twitter and Facebook both moved forward with their new location-based features today, with Twitter switching on geolocation features on Twitter.com, and Facebook announcing it will allow users to share their locations.
We already knew that Twitter's move was coming, because Twitter's location services have been part of the API and available in third-party apps for some time now. TechCrunch is reporting that geolocation was only on for Twitter.com temporarily, but that it should come back within the week, in time for SXSW. They've also got screenshots, in case you're a "believe-it-when-I-see-it" type.
Facebook's move is a bigger surprise. The New York Times broke the story, citing this new line in Facebook's privacy policy: "When you share your location with others or add a location to something you post, we treat that like any other content you post." Facebook hasn't commented, but the NYT's sources say its location plans include both the website and developer APIs for Facebook apps.
All of this points to the idea that location-centric apps like Google Buzz and Foursquare aren't just a passing phase. Get used to location in social networks, because it looks like it's about to arrive in a big way.
